Yes — and most factory owners underestimate how broadly Malaysian fire safety regulations apply. Under UBBL Malaysia and the Fire Services Act 1988, automatic fire sprinkler systems are required for most commercial and industrial buildings above certain floor areas and risk classifications.
An automatic fire sprinkler system is the most effective passive suppression layer in any building — activating only at the sprinkler head nearest to the heat source, containing fires before they spread beyond the point of origin. Mandatory by building classification
UBBL Malaysia requires automatic fire sprinkler systems for factories, warehouses and commercial buildings above specific floor areas and risk categories. A Certificate of Fitness (CF) and annual fire certificate will not be issued without a compliant, installed and commissioned sprinkler system.

Annual fire certificate inspection
Your sprinkler system must be flow-tested, pressure-checked and alarm-tested annually as part of fire certificate renewal.
